Common Questions
Most detached and semi-detached homes in Aurora are freehold properties with no HOA restrictions. The Town of Aurora's zoning bylaws generally permit accessory exterior features on residential properties without special approvals. If you are in a newer development with a common element declaration, we recommend reviewing your documents. However, Aurora's regulatory environment is generally more relaxed than condo or townhome communities further south in York Region.
Homes backing onto the Aurora greenways and conservation areas often have excellent natural privacy at the rear property line - but may still need screening from neighboring properties on the sides, or for sun management on south-facing exposures. We assess each property individually during the site visit and recommend screens only where they'll provide genuine benefit. For greenbelt-backing properties, the most common application is a screen on one or two sides rather than the rear.
Very much so. Aurora's larger-lot communities - particularly Bayview Wellington and Aurora Grove - have a high concentration of homeowners who have invested in outdoor pergola and kitchen structures. Screens are the natural complement, and motorized systems for multi-bay pergolas are the most requested product we install in Aurora. Many Aurora customers come to us after completing their pergola build and wanting to finish the outdoor room properly.
Hills of St. Andrew is a mature, established neighborhood with properties that often feature elevated decks, significant mature trees, and older construction. We work regularly in this area and are familiar with the older deck structures and masonry conditions present. For elevated decks with views, we can install screens on just the privacy-concern sides - typically the side facing the nearest neighbor - while leaving the open views unobstructed. The screens retract completely out of sight when not in use.
For Aurora's west and south-facing pergola sides, we recommend 3% openness as the default choice. It provides the best combination of privacy (no inward view during the day), solar heat reduction (approximately 70-80% of heat gain blocked), and view preservation from inside. Where the pergola faces onto a private rear yard with no neighboring view concerns, a 5% or 10% fabric can be used for better airflow and a lighter feel. We discuss and finalize fabric choices at the site visit with samples in hand.
